Integrated non-skid floor treatment for senior, supportive, and institutional housing.
Recurring unit-turn schedules for portfolios with continuous vacancy cycles.
How projects run
We assess a representative sample of units, document substrate conditions, and confirm quantities against your scope or bid package.
You receive a written scope, production schedule, insurance certificates, W-9, and any procurement forms your agency requires.
Floors and fixtures are protected, ventilation is set, caulk and failed coatings are removed, and surfaces are cleaned, repaired, and etched.
Primer and finish coats are applied under controlled conditions for a consistent, uniform appearance across every unit in the building.
Units are re-caulked, inspected against a punch list, and released back to your staff with written care instructions.

Refinish vs. replace
For most multi-unit portfolios the decision is about downtime, disruption, and schedule certainty as much as scope. Here is how the two paths compare on a typical building.
| Consideration | Reglazing | Full replacement |
|---|---|---|
| Unit downtime | Typically next-day return to service | Days to weeks per unit |
| Disruption | No demolition, no dumpsters, minimal noise | Demolition, hauling, plumbing work |
| Waste | Existing fixture stays in place | Tub, tile, and debris to landfill |
| Schedule risk | Predictable, crew-scalable production | Trade sequencing and material lead times |
| Appearance | Uniform finish across the portfolio | Varies by fixture availability |

Replacement avoided
Reglazing can extend the useful life of existing tubs while avoiding demolition, hauling, plumbing disruption, and lengthy unit downtime.

What clients tell us
They phased ninety-two units around our occupancy schedule and never missed a turnover date. Documentation for our procurement file was complete on day one.
The finish is consistent from unit to unit, which matters when our inspectors walk the building. Clean crews, clear communication, no resident complaints.
We compared full replacement against refinishing on a 140-unit rehab. Refinishing kept the schedule intact and let us move budget to other scopes.
Answers for decision makers
Have a requirement specific to your solicitation or property standards? Send it with your request and we will answer it in writing.
Production rates depend on substrate condition, unit access, and building layout. On stabilized multi-unit programs our crews commonly complete several units per crew per day and scale by adding crews to hold your schedule.
A typical tub is returned to service the day after application. We sequence buildings so occupied units are down for the shortest practical window.
Yes. We use containment, exhaust ventilation, and low-odor products, and we coordinate resident notices and access with your property staff.
Porcelain over cast iron or steel, fiberglass, acrylic, cultured marble, ceramic wall tile, and most shower bases and sinks.
Yes. Peeling liners and failing coatings are stripped and the substrate is re-prepared before a new finish is applied.
We carry commercial general liability and workers' compensation coverage and can provide certificates, references, W-9s, and completed vendor packets for agency and institutional bids.
Properly prepared and maintained surfaces hold up to daily multi-family use for years. We provide written care guidance and a workmanship warranty on commercial programs.
